SIC worked with the owner of an existing 1-family farmhouse, originally built in 1899, to convert it into a 2-family home. Keeping as much of the original house as possible, the house was divided into two “flats” with each unit occupying one floor and sharing the basement for laundry and utilities. Each unit has two large bedrooms, a spacious kitchen and dining area, living room, comfortable full bathroom, storage closets, and back deck. A poorly built 1-story rear addition was demolished to make room for a new 2-story addition that houses the kitchen/dining area and second bedroom on both floors. The roof was replaced, the structure was rebuilt and strengthened throughout, all the windows were replaced, all-new insulation was added on all exterior walls and roof, all interior finishes are new, and the exterior trim was repaired or replaced and repainted. Exterior brick was tuckpointed and interior brick walls were left exposed to maintain the home’s rustic farmhouse look. All stormwater is kept onsite via drywells and rain gardens. SIC also led the extensive zoning and community engagement process.
